PRECONSTRUCTION |

Before we can start to
build the perfect home for you, you need to find a
lot and have a floor plan drawn to fit on the lot.
We will be more than happy to assist you with this
process! We can even provide you will floor plans
of previous properties we have built to help
generate ideas.
When the lot and floor
plan have been selected, we will sit down with you
and go over the specifications and pricing for the
home. We will draw up a contract explicitly stating
all of your specifications for your home and
pricing. Once the contract is signed, we require
that you provide us with a 5% (nonrefundable)
down payment. Then, we will start building.

|
FOUNDATION |
|
|
 |
We will gather all of
the necessary city permits to begin building. With
the permits, we will begin digging and pouring the
foundation. This is an important part of the
process, but usually takes less than one week to
complete, once started. We have built properties on
all types of foundations ranging from 10 feet deep
to 8 feet deep, from walk outs to slab properties. |

|
LUMBER DROP &
FRAMING |
|
|
 |
When
the forms have been removed from the foundation, we
will begin framing the house. We will call for a
lumber drop and begin building the shell of the new
home. Framing of the property is includes the not
only the wood frame, but also the windows, siding,
stone, and roof. This part of the process usually
takes 3 to 4 weeks for completion.
First installment
payment is due.

PLUMBING, HVAC, ELECTRICAL |
|
|
 |
When
the framing of a house is complete it is ready to
have the plumbing, HVAC, and electrical installed
into the house. We will notify all of our sub
contractors that the home is ready for them to
install all required mechanicals. This phase of the
process takes 3 to 4 weeks.
Second installment payment is due. |

| DRY
WALL & PAINT |
|
|
 |
When
the plumbing, HVAC, and electrical have been
installed, we will call for inspections to ensure
everything is done correctly. When the inspections
are complete, we will be ready to start dry-walling,
mudding, and sanding the house. It will then be
ready for to be painted the colors you choose. This
part of the process usually takes less than one
week. When this step is complete, your home will
really start to take shape!
Third installment
payment is due.

|
TRIMMING AND FINISHING |
|
|
 |
Trimming and finishing are the most exciting parts
of the whole process because the house gets all of
finishing touches (cabinets, countertops, light
fixtures, flooring, etc) installed. This part of the
process takes less than two weeks.
Fourth installment
payment is due. |

| WALK
THROUGH &
CLOSING |
|
|
 |
When the house is
complete, we will do a final walk through to make
sure everything is exactly the way you want it to
be. You are more than welcome to have a third
party inspection at this time also. When the
approval is given we are ready for closing. At
closing we sign all of the papers to make home
transaction official. At this time any remaining
balance will needed to be paid in full. |
